African-American Historic and Cultural Resources in Prince George's County, Maryland
Completed 2012

This publication presents individual properties and communities that are significant to the African-American history of Prince George's Count. The 181 properties include residences, churches and cemeteries, schools, fraternal lodges, a monument, an airfield, an amusement park, archeological sites, and commercial establishments; the 19 historic communities include both urban subdivisions and rural villages, as well as early towns and retreat communities. For most individual properties there is at least one illustration or photograph, an architectural description, and a summary of the resource's historic signifi cance. For each community, there is a map, graphic illustrations, and a history of the community's development and significance.  Click here to read more.

Approved Historic Sites and Districts Plan
Completed June 2010    

On January 19, 2010, the Planning Board and the District Council held a joint public hearing on the Preliminary Historic Sites and Districts Plan . The Planning Board adopted the plan with modifications per PGCPB Resolution No. 10-42(C) on June 7, 2010. The District Council approved the plan with additional modifications per CR-51-2010 DR 2, June 8, 2010. Both a printed version of the approved plan and an online version of the document can be dowloaded here . The approved plan includes changes to historic sites and resources, goals, policies and strategies to guide future planning efforts, and an initial set of implementation priorities. Appendices provide updated county and community histories, historic themes, a list of historic cemeteries, a list of preservation organizations, and a list of additional sources of information.

Approved Master Plan of Transportation (MPOT)
Completed November 2009

By Council Resolution CR-89-2009, the Prince George's County Council, sitting as the District Council, approved the Adopted Countywide Master Plan of Transportation with amendments on November 17, 2009. A printed version of the MPOT is in preparation. Until the printed version is available, the following items comprise this document and can be downloaded here.

Approved Water Resources Functional Master Plan
(Water Resources Plan)
Completed February 2010

This plan amends Prince George's County's 2002 General Plan. The Water Resources Plan provides information relating to county water and sewer service capacity relative to planned growth to 2030, summarizes and provides a technical model to estimate the nutrient loadings on watersheds from existing and future conditions, and identifies the policies and strategies to amend the General Plan that are needed to maintain adequate drinking water supply and wastewater treatment capacity to 2030 and to meet water quality regulatory requirements as the county continues to grow. Bladensburg Town Center Sector Plan and Sectional Map Amendment (SMA)
Completed July 2007 

The plan and SMA amends portions of the 1994 Approved Master Plan and Sectional Map Amendment for Bladensburg-New Carrollton and Vicinity (Planning Area 69 ). Developed with the assistance of the community, this document recommends goals, policies, strategies, and actions pertaining to development patterns, zoning, environmental infrastructure, transportation systems, public facilities, parks and recreation, economic development, historic preservation, and urban design. The SMA proposes zoning changes to implement the recommendations of the sector plan.  Click here to read more.  

Bladensburg Town Center Sector Plan

Bowie and Vicinity Master Plan and Sectional Map Amendment 
Completed February 2006

This plan amends the 1991 Approved Master Plan and Adopted Sectional Map Amendment (SMA) for Bowie-Collington-Mitchellville and Vicinity, Planning Areas 71A, 71B, 74A, and 74B . It also amends the 2002 Prince George's County Approved General Plan  and other functional master plans. This plan was developed primarily during a communitywide, six-day planning charrette after consultation with citizen focus groups.

Bowie and Vicinity Master Plan and SMA

Approved Bowie State MARC Station Sector Plan and Sectional Map Amendment
Completed January 2010 

This plan amends portions of the 2006 Approved Master Plan for Bowie and Vicinity and Sectional Map Amendment for Planning Areas 71A, 71B, 74A, and 74B . It also amends the 2002 Prince George's County Approved General Plan and other functional master plans. Click here to read more .

Branch Avenue Corridor Sector Plan and Sectional Map  Amendment
Completed September  2008 
  
The 2002 Prince George's County Approved General Plan  designates Branch Avenue from the District line to the Beltway (I-95/495) as a "corridor" and the Naylor Road Metro Station as a "community center." The centers and corridors are targeted growth areas where development and redevelopment can capitalize on existing infrastructure by locating homes, jobs, and shopping closer to transit services. These are areas where unique opportunities are provided for attracting economic development, capitalizing on investments in mass transit facilities, and providing for mixed-use, transit-oriented, and transit-supporting development. Branch Avenue Corridor Sector Plan

Capitol Heights Metro Transit District Development Plan and Transit District Overlay Zone
Completed July 2008 

This is a new Transit District Development Plan (TDDP) and Transit District Overlay Zone (TDOZ) for the Capitol Heights metro area. The TDDP includes a comprehensive development vision for the planning area, development review process requirements, and form-based development standards and guidelines that regulate the use and development of land within the TDOZ. Together, the TDDP and TDOZ are intended to foster transit-oriented development that increases transit use and decreases automobile dependency by locating homes, jobs, and shopping closer to transit services and in close proximity to one another. Central US 1 Corridor Planning Project
  

The Maryland-National Capital Park and Planning Commission (M-NCPPC) Prince George’s County Planning Department is preparing an overall development plan and implementation strategy for the two-square-mile Central Avenue corridor study area inside the Capital Beltway (I-95). The county also wishes to develop a Transit District Development Plan and Transit District Overlay Zone (TDDP/TDOZ) for the Capitol Heights Metrorail Station area. Finally, the county wishes to develop a public facilities development plan and strategy for the six-square-mile Greater Central Avenue study area. The recommendations contained within these three documents will help to implement the 2002 General Plan by guiding growth and development, along with phased public facilities, in the Greater Central Avenue study area. East Glenn Dale Area Sector Plan and Sectional Map Amendment (SMA) 
Completed March 2006

The new sector plan and SMA amends the 1993 Approved Glenn Dale-Seabrook-Lanham and Vicinity Master Plan/Sectional Map Amendment . The Prince George's County Council initiated the East Glenn Dale area sector plan and SMA in October 2004. The sector plan contains policies, objectives, and recommendations that will guide future growth and development in the planning area. The SMA is a comprehensive rezoning process that implements the sector plan recommendations and policies by amending the zoning map.

Henson Creek-South Potomac Master Plan and Sectional Map Amendment (SMA)
Completed April 2006

The Henson Creek-South Potomac approved master plan recommends policies and strategies to guide the area's future growth and development. The SMA brings the zoning into conformance with the land use recommendations. The plan updates the 1981 Subregion VII master plan for Planning Areas 76B and 80. It further refines and amends the goals, objectives, policies, and strategies of the approved 2002 General Plan for this area.

Landover Gateway Sector Plan and Sectional Map Amendment (SMA)
Completed May 2009

The new sector plan and SMA amends portions of the 1993 Approved Landover and Vicinity Master Plan (Planning Area 72) and the 1993 Approved Largo-Lottsford Master Plan and Sectional Map Amendment (Planning Area 73) . Developed with the assistance of the community, property owners, residents, and elected officials, this document recommends goals, policies, strategies, and actions pertaining to development patterns, zoning, environmental infrastructure, transportation systems, public facilities, parks and recreation, economic development, and urban design. New Carrollton Approved Transit District Development Plan and Transit District Overlay Zoning Map Amendment

This plan amends the 1989 Approved New Carrollton Transit District Development Plan, portions of the 1993 Landover and Vicinity Approved Master Plan and Sectional Map Amendment (Planning Area 72), and the 1994 Bladensburg-New Carrollton and Vicinity Approved Master Plan and Sectional Map Amendment (Planning Area 69) . Developed by the Planning Department, with the assistance of the community, this plan contains a comprehensive development vision, development review process requirements, and form-based development standards and guidelines. Publ ic Safety Facilities Master Plan
Com
pleted March 2008

This plan contains recommendations for the Prince George's County Police Department, Fire and Emergency Medical Services Department, Department of Corrections, Office of Emergency Management, Office of the Sheriff, and the M-NCPPC Park Police Division. The plan proposes policies and strategies that provide guidance on the location and timing of new facilities and the need for upgrading or renovating existing facilities. Click here to read more.

Subregion 5 Master Plan and Sectional Map Amendment (SMA)
Completed February 2009

On September 9, 2009, the District Council approved the Subregion 5 Master Plan and SMA. The Preliminary Subregion 6 Master Plan and Proposed Sectional Map Amendment comprises text, maps, illustrations, and pictures. The preliminary plan will amend portions of the 1993 Approved Subregion VI Study Area Master Plan and Sectional Map Amendment (Planning Areas 79, 82A, 82B, 86A, 86B, 87A and 87B) ; 1994 Approved Melwood and Westphalia Master Plan and Sectional Map Amendment (Planning Areas 77 and 78) and Planning Area 85B in the 1993 Approved Subregion V Master Plan and Sectional Map Amendment . Suitland Mixed-Use Town Center Development Plan
Completed February 2006

This development plan includes a design review process and standards to establish a framework for business and property owners, tenants, residents, county officials, and staff to review planned new development or redevelopment within the Mixed-Use Town Center Zone. This rezoning effort is intended to foster redevelopment and revitalization to create a town center in Suitland that will include the county's Suitland Manor redevelopment project. It will also implement the county's 2002 General Plan regional center recommendation for this area that includes the Suitland Metro Station. Click here to read more.

West Hyattsville Approved Transit District Development Plan and Transit District Overlay Zoning Map Amendment 
Completed July 2006

This plan amends the 1998 West Hyattsville Approved Transit District Development Plan for the Transit District Overlay Zone and portions of the 1994 Planning Area 68 Master Plan . Developed by the Planning Department, with the assistance of the community, this plan contains a comprehensive development vision, development review process requirements, and form-based development standards and guidelines. Together, these elements comprise the amended West Hyattsville Transit District Development Plan.

Westphalia Sector Plan and Sectional Map Amendment (SMA)
Completed February 2007 

The preliminary plan amends portions of the 1994 Approved Master Plan and Sectional Map Amendment for Melwood-Westphalia (Planning Area 77 & 78) , and the 2002 Prince George's County Approved General Plan. Developed with the assistance of several stakeholders, this document presents background, recommends a vision, and sets goals, policies, and strategies pertaining to land use, zoning, environment, parks and recreation, transportation, trails, public facilities, historic preservation, and urban design.
