Central Annapolis Road Sector Plan and Sectional Map Amendment

  • new The District Council approved the Adopted Central Annapolis Road Sector Plan and Endorsed Sectional Map Amendment on October 5, 2010.  The approved plan now consists of the Preliminary Central Annapolis Road Sector Plan and Sectional Map Amendment, the technical appendices, Planning Board Resolution 10-81, and District Council Resolution CR-100-2010.  Over the next several months, M-NCPPC staff will prepare a final print version of the approved plan, which will be made available online and in hardcopy at the Planning Information Services counter in the County Administration Building in Upper Marlboro, Maryland.

  • new The Central Annapolis Road sector plan was selected from applicants across the country to participate in the 2010 Sustainable Cities Design Academy (SCDA), an annual interactive design workshop sponsored by the American Architectural Foundation. The primary purpose of the SCDA is to connect experienced design and community development professionals, serving on technical advisory panels, to groups working to implement green infrastructure, revitalization, and community development projects. Selection of the Central Annapolis Road sector plan represented a great opportunity for the Prince George’s County Planning Department to obtain further guidance on how best to implement the transformation of Central Annapolis Road into a multiway boulevard and green “complete street.” The SCDA was held in Washington, D.C., on August 11-13, 2010, and helped refine the overall roadway design and enhance its replicability to other plans and projects within Prince George’s County.

 


The Prince George’s County Planning Department of The Maryland-National Capital Park and Planning Commission (M-NCPPC) is conducting a corridor planning project along Annapolis Road between the Baltimore-Washington Parkway (MD 295) and Veterans Parkway (MD 410). The project boundary is defined on the following map. The planning project will develop policies and recommendations that will guide future investments along the corridor. The Central Annapolis Road sector plan and SMA will amend portions of the 1994 Approved Master Plan and Sectional Map Amendment for Bladensburg-New Carrollton and Vicinity (Planning Area 69) and the 2002 General Plan.

Annapolis Road is within the 2002 Prince George’s County General Plan’s designated developed tier and is designated as a corridor. Actions within the developed tier are encouraged to strengthen and preserve existing communities and resources, improve the quality of development and redevelopment initiatives, enhance community services and employment opportunities, and promote transit-supporting, mixed-use, pedestrian-oriented neighborhoods. The General Plan defines corridors as areas within which more intense development is encouraged to capitalize on existing public investments in transportation facilities. The vision for corridors is mixed residential and nonresidential uses at moderate to high densities and intensities, with a strong emphasis on pedestrian- and transit-oriented development.
