Project Overview

Study Area

  • Approximately 888 acres divided by the Baltimore-Washington Parkway and US 50.
  • Contains a wide range of existing industrial uses including storage, recycling, gravel facilities, and automotive repair, as well as underutilized and vacant buildings and properties.
  • Located adjacent to the Anacostia River and includes the Cheverly Metrorail Station.

Objectives of the Study

  • Assess current uses and economic performance.
  • Analyze existing infrastructure, circulation, and visual character.
  • Consider environmental conditions and opportunities for improvements.
  • Determine if and how these industrial areas can be positioned to best meet the needs of future industrial/employment trends.

Based on the assessment, there will be a determination of what industries or businesses may be appropriate for the area, consideration of how to attract these uses, and recommendations for what infrastructure, physical, and environmental improvements may be required to attract and accommodate these future uses.  The result of this effort will be an action plan and implementation strategy that supports the recommendations.
